What To Do If Your House Hasn’t Sold: Follow These 5 Steps

What To Do If Your House Hasn’t Sold: Follow These 5 Steps

What To Do If Your House Hasn’t Sold: Follow These 5 Steps

You put your property on the market expecting enquiries, viewings and eventually an offer.

But the weeks pass.

The initial burst of interest fades.

Viewings slow down.

And eventually you start asking the obvious question:

Why hasn’t my house sold?

The first reaction is often to reduce the price.

Sometimes that is the right move.

But not always.

Before making another decision, follow these five steps.

1. Find out how long you’re tied in for

Start with your agency agreement.

Before speaking to another estate agent, find out exactly where you stand.

Check:

  • how long your minimum agency period is
  • whether there is a notice period
  • when you are free to leave
  • whether there are any continuing obligations after the agreement ends

It is difficult to make a proper decision until you know what options are actually available to you.

Once you do, you can start looking at the more important question:

Why hasn’t the property sold?

2. Get a fresh opinion

This is where a second set of eyes can be valuable.

At SA Property, we would not automatically assume the problem is the asking price.

We would look at the whole picture.

That includes:

  • the asking price
  • photography
  • presentation
  • property description
  • online marketing
  • enquiry levels
  • viewing numbers
  • buyer feedback
  • competing properties
  • how long the property has been on the market

The aim is not simply to criticise what has already been done.

The aim is to understand what the market is telling us.

Sometimes there is one obvious issue.

Sometimes there are several smaller ones.

And sometimes the property simply needs a completely fresh approach.

3. Get ready for a no-nonsense conversation

This is probably the most important part.

If we believe the asking price is holding the sale back, we will tell you.

If the photographs are not doing the property justice, we will tell you.

If the marketing needs changing, we will tell you.

If buyers are repeatedly raising the same concern, we will discuss that too.

And if we think the property simply needs more time, we will say that as well.

Good estate agency is not about telling sellers what they want to hear.

It is about giving honest advice and helping them make the right decision.

4. Get ready for zero minimum tie-in

At SA Property, we do not believe a client should have to stay with an estate agent simply because a contract stops them leaving.

We would rather give you a reason to stay.

That is why our sales service operates with:

No minimum tie-in.

No sale, no fee.

We have to keep earning your business.

And we think that is exactly how estate agency should work.

5. Get ready for some proper estate agency

If a property is not selling, the answer should not simply be to leave it online and wait.

Something needs to be reviewed.

That might mean:

  • changing the marketing
  • refreshing the photography
  • revisiting the asking price
  • changing how the property is positioned
  • speaking again to previous viewers
  • looking at buyer feedback
  • improving presentation
  • relaunching the property
  • introducing paid social media advertising
  • targeting a different buyer profile

The important point is that the strategy keeps moving.

Estate agency should be active, not passive.

We don’t sell everything

And we are quite happy to admit that.

No estate agent sells absolutely every property they take on.

What matters is what happens when a property does not sell.

We do not believe in giving up quietly.

We keep reviewing what is happening, adapting the strategy and using the experience we have built up over many years to try to find another way forward.

But there may occasionally come a point where we genuinely believe we have exhausted what we can do.

And if that happens, we think the honest conversation should be:

“We haven’t got the job done. You’re not tied in. Would you like to explore whether another agent can bring something different?”

That might sound unusual coming from an estate agent.

But that is exactly what no minimum tie-in should mean.

You are free to make the decision that is right for you.

We’d rather give you a reason to stay

For us, that is the whole point.

We do not want a lengthy contract to be the reason a seller remains with SA Property.

We want the reason to be that they believe we are still working hard, still communicating, still adapting and still giving them honest advice.

We’d rather give you a reason to stay than a contract that stops you leaving.

Has your house failed to sell?

If your property has been sitting on the market longer than expected, do not assume the only answer is another price reduction.

Get a fresh opinion.

Look at what the market is telling you.

And decide whether the current strategy is still the right one.

At SA Property, we are happy to take a fresh look and give you an honest assessment of what we would do next.

No minimum tie-in.

No sale, no fee.

Proper estate agency. No nonsense.
